For Plot Buyers

What “Possession” Means at a Plotted Project

At an apartment project, possession means keys to a finished flat. At a plotted project it means the plot is ready to build on. In practice that should include:

  • Plot boundaries demarcated on the ground, matching the layout.
  • Internal roads to your plot, with street lighting.
  • Storm-water drainage and a sewer connection point.
  • Water supply line and electricity supply available to the plot.
  • Common areas, parks and gated entry as committed in the agreement.

The development milestones behind these items are tracked on the construction status page.

Use the Time Before Possession Well

With possession a few months away, buyers who want to build quickly can get ahead:

  1. Appoint an architect and brief them on your plot’s size, facing and road width. The plot details guide helps with that brief.
  2. Collect the community’s design guidelines and the applicable building rules.
  3. Line up your finances for the remaining instalments and construction; see the payment plan guide.
  4. Keep an eye on registration: the date in a registered agreement is what RERA enforces. The RERA page explains how.

If Dates Move

What Happens If Possession Is Delayed

An “expected” date is not a contractual one. The date that protects you is the one written into a registered agreement for sale once the project is RERA registered.

Under Section 18 of the RERA Act, if the promoter fails to hand over possession as per that agreement, the buyer can choose to withdraw and receive a refund with interest, or stay in the project and receive interest for every month of delay, at the rate prescribed under the rules.

Until registration, keep records of every date you were told, in writing, and every payment you make. That paper trail matters if timelines slip.

Buyer Questions

Omaxe Super Corridor Possession FAQs

Dates, handover and delays.

Possession is expected from January 2027, subject to approvals and development progress.

Possession means the developer hands over the demarcated plot with the promised layout infrastructure, such as roads, drainage and utility connections, so that you can register it and apply to build your house.

Handover may happen in stages. The phrase 'possession from January 2027' suggests handover begins then. Ask when your specific plot is expected to be handed over.

Once the project is RERA registered, the date in your registered agreement becomes enforceable. Section 18 of the RERA Act provides for interest or refund with interest if possession is delayed.
