Omaxe Super Corridor Plot Details
Omaxe Super Corridor plot details go beyond size. This guide covers common plot dimensions from approx. 800 to 5,000 sq. ft., facing and orientation, road width, corner and park-facing premiums, and what you can build on each plot at the residential plotted development on the Super Corridor, Indore.
What a Plot at Omaxe Super Corridor Includes
Each of the approx. 455 plots is a demarcated piece of residential land inside a gated layout, with access to the internal road network and utility lines planned by the developer. You own the plot; the house on it is yours to design and build after possession.
Two plots with the same area can be very different buys. A 1,200 sq. ft. plot measuring 30×40 ft on a wide road with east frontage is not the same product as a 1,200 sq. ft. plot on a narrow lane facing south. That is why the details below matter as much as the headline size range shown on the plot sizes page.
The indicative rate is around ₹3,350 per sq. ft., so every 100 sq. ft. adds roughly ₹3.35 Lakh to the base price.

Plot Facing: East, North, West or South
Facing refers to the side of the plot that meets the road. It decides where your main entrance, car parking and front setback go, and it shapes how light enters the house through the day.
| Facing | Light pattern | What buyers usually weigh |
|---|---|---|
| East | Morning sun at the front | Popular for Vastu and a cooler afternoon front facade |
| North | Soft, even light | Preferred by many; front stays shaded in summer |
| West | Strong afternoon sun at the front | Often priced lower; good design can offset heat |
| South | Sun on the front most of the day | Least preferred by many buyers; check with your architect |
In Indore’s hot summers, a north or east frontage keeps the front rooms cooler. That said, a well-designed west- or south-facing home with deep overhangs can work well and may cost less to buy.
Why Road Width Changes the Value of a Plot
The road in front of the plot affects parking, turning space for vehicles, and in many cases the permissible building envelope. Main-spine plots are more convenient but see more traffic; inner-lane plots are quieter.
Ask for the road width in front of each shortlisted plot and see how it sits on the master plan.
Corner, Park-Facing and Wide-Road Plots
These plots usually carry a preferential location charge (PLC) on top of the base rate. A corner plot gives two open sides and more light but a larger setback on both roads. A park-facing plot gives an open outlook and is popular with families.
PLC amounts are listed in the official cost sheet. Our cost sheet breakdown shows how a PLC changes the total.
What You Can Build: FAR, Coverage and Setbacks
Three rules decide the size of the house you can build on a plot:
- Floor area ratio (FAR): total built-up area allowed, as a multiple of plot area.
- Ground coverage: the share of the plot the building footprint may cover.
- Setbacks and height: open margins at front, rear and sides, and the maximum height.
These are set by the approved layout and the Madhya Pradesh building rules, and can vary with plot size and road width. The worked example below uses an assumed FAR purely to show the arithmetic.
| Plot Area | Built-up Area at FAR 1.5 | Typical Home |
|---|---|---|
| 800 sq. ft. | 1,200 sq. ft. | 2 BHK on G+1 |
| 1,200 sq. ft. | 1,800 sq. ft. | 3 BHK duplex |
| 2,400 sq. ft. | 3,600 sq. ft. | 4 BHK duplex with family lounge |
| 5,000 sq. ft. | 7,500 sq. ft. | Large villa with multiple suites |
FAR 1.5 is an assumption for illustration, not the approved figure for this project. Confirm the applicable FAR, coverage and setbacks with the developer and your architect.
Plot Selection Checklist
- Confirm the plot number, area and dimensions on the approved layout.
- Check facing and the width of the road in front.
- Note distance to the entrance, park and community area.
- Ask whether a preferential location charge applies.
- Get the applicable FAR, coverage, setbacks and height limit in writing.
- Walk the plot boundary during a site visit and check levels and drainage.
Photos help, but they are no substitute for walking the plot. See what to look for in our photos guide.
Omaxe Super Corridor Plot Details FAQs
Dimensions, facing and buildability.
Plots range from approx. 800 to 5,000 sq. ft. Common dimension combinations for these areas include 20x40 ft (800 sq. ft.), 30x40 ft (1,200 sq. ft.), 30x50 ft (1,500 sq. ft.), 40x60 ft (2,400 sq. ft.) and 50x100 ft (5,000 sq. ft.). Exact dimensions for each plot are shown on the approved layout.
East- and north-facing plots are popular in Indore for morning light and Vastu preferences. The right choice also depends on road width, the position of parks and your house design.
The permitted built-up area depends on the floor area ratio (FAR), ground coverage, setbacks and height rules that apply to your plot under the approved layout and Madhya Pradesh building rules. Confirm these for the exact plot before booking.
Corner, park-facing and wider-road plots usually attract a preferential location charge. The amount is listed in the official cost sheet.
